When is the best time to buy a home when prices are lower or when interest rates are lower?
In the past years of real estate we have seen a direct relationship between real estate prices and interest rates. The higher the interest rate the more likely the average selling price would go down as people have less access to mortgage money and would need to put larger cash downpayments. The lower interest rates in the past have led to higher selling prices as the lower monthy carrying cost would allow buyers to pay more.
BUT in 2009---These conventional patterns have been thrown out the window to create the PERFECT OPPORTUNITY FOR A HOMEBUYER!!!
Lower selling prices and 70 year lows on the interest rates have given Buyers all the leverage and tools they need to acquire some of the best deals in the last 20 years of the Toronto Real Estate Market. As a Buyer, Do I have to Pay a Real Estate (Agent) Salesperson if I use their services?
NO!
For the Majority of Residential transactions the seller pays the buyers (Agent) salesperson at no cost to the buyer. The seller has already included the cost in the sales agreement for their home.
If the property is not under contract such as a private sale (FSBO) then the seller may not offer a commission payment to the buyers (agent) Salesperson and the buyer can then negotiate terms of payment with their (agent) salesperson. The buyer paying for commissions is very rare in residential real estate and it something that is more common in Commercial Investment property.
As a buyer, I want to buy a new property (house or condo) can I still use a real estate (agent) salesperson?
YES, Richard can offer his expertise and get you into a the pre construction sales stage BEFORE its open to the public. Richard can guide you through the different hidden costs from each builder. Remember in new construction the builder creates the sales contract and there are often many hidden fees costs and premiums that you find out about only after you have purchase the property. What is a Buyer Agent?
A Buyer Agent (Salesperson) is a Realtor that exclusivley represents You (the Buyer) in the purchasing process. By Having Richard as your Buyer Agent (Salesperson) you will deal with him Exclusively and still be able to purchase and visit all other properties for sale on the MLS. How Long does a Buyer Agency agreement last?
Conventionally your agreement would last about 60-90 Days but a shorter time period can be discussed with Richard. Every Buyer Agency Agreement has an expiry date so your are Not locked in Forever.
What happens If I decide not to Buy a property and decide to purchase at a later time?
Nothing, if you dont put in an offer to purchase and you dont buy a property then you have NO OBLIGATION and there is NO COST.
Whats happens when you enter into a Buyer Agency Agreement?
Before you sign anything, Richard your Real Estate Salesperson will explain to you the duties and obligations that he is obliged to provide you with during your purchasing process. The Duties and Obligation Richard provides include Confidentiality, Competence, Obedience, Good Faith, Full Disclosure, Accountability and most importantly Loyalty! Once you are a Client and the have signed the Agreement then you will exclusively work with Richard as your Realtor and you will still be able to purchase all the property on the MLS without restriction even if another Agent is selling the property. If you are a First Time Buyer and successfully complete a purchase with Richard you will receive a $500 Cash Rebate shortly after you move into your New Home.
If I sign a Buyer Agency Agreement Can I still go to Open Houses without my Agent?
Yes absolutely, you are free to visit other Agents Open Houses and just tell them you have an agent representing you if they ask.
Can my (Agent) Salesperson refuse to write or submit an offer for you?
Surprisingly NO!. If you have signed a Buyer Agency Agreement then the (Agent) Salesperson owes you the (Buyer) Client Obedience and Loyalty.
Therefore even if the (Agent) Salesperson doesnt agree with the price or terms they must be obedient and submit your offer.
Can my Buyer (Agent) Salesperson tell/disclose to other salespeople or sellers my purchasing budget or other personal information?
NO! If you have signed a Buyer Agency Agreement then the (Agent) Salesperson owes you the (Buyer) Client the duty of Confidentiality!
If I call Richard and want to See one of his properties for Sale, am I obligated to work with him or sign anything?
